I've watched this condo market from every seat — as the guy renting before he owned anything, as an investor, and now as the advisor sitting across the table from buyers who are scared they've missed their window. So let me tell you plainly what I'm seeing across Miami-Dade, Broward and Palm Beach right now: this is the best buyer's market for South Florida condos since 2021.

That's not a slogan. The analysts tracking the tricounty region are calling it the strongest buying opportunity in five years, and the on-the-ground reality backs it up. Inventory is deep, sellers are negotiating, and credits I hadn't seen offered in years are back on the table. When I tell my clients "you have leverage," this is the market I'm talking about.

Read those numbers together, because the story is in the combination. On one side, months of supply across a lot of the condo market sits firmly in buyer's-market territory — anything above six months tilts toward buyers, and many South Florida submarkets are running ten months or more. Some Brickell towers are near seventeen. That's not a soft patch. That's leverage.

On the other side, the top of the market is rising. Miami's million-dollar condo tier posted one of its strongest first quarters ever, with sales up 15.2% year-over-year, and foreign capital drove $3.2 billion into Miami-Dade in 2025 — keeping Miami the number-one U.S. market for foreign buyers. Demand didn't leave. It got selective. And selective demand plus deep supply is exactly the setup that lets a prepared buyer negotiate.

Why the Demand Is Still Deep

People hear "buyer's market" and assume nobody wants to be here. The opposite is true. Three currents are still pushing buyers into South Florida, and every one of them is structural, not seasonal.

First, the tax migration hasn't stopped. I'm still working with families leaving New York, New Jersey and California to protect their income, and Florida's zero state income tax does the math for them. Second, the corporate move is real — finance firms and headquarters keep landing in Miami and West Palm Beach, and they bring high-earning employees who need somewhere to live. Third, foreign buyers, led heavily by Latin American capital, treat Miami real estate as a place to park wealth safely. When you stack those three on top of each other, you understand why the luxury tier is climbing even while overall inventory is high. The buyers with the most conviction are already back.

The Window

Deep inventory + negotiable sellers + a rising luxury tier is the rare moment when you can buy a quality building without competing for it. These windows don't ring a bell when they close. You just notice one day that the credits stopped and the multiple offers came back.

Where the Leverage Actually Lives

Not every condo is negotiable, and this is where a lot of buyers get it backwards. The deepest discounts sit in the buildings that scared people off — older or mid-tier towers that have been catching up on reserves, insurance and post-Surfside inspection work. That's also where the risk sits. The best-run newer buildings, with funded reserves and clean milestone inspections, hold their value and negotiate the least.

So the move isn't to chase the cheapest unit in the most troubled tower. The move is to use the soft, high-supply segment as leverage to get a quality building at a better price. I had a buyer this summer walk into a tower where the seller had already cut twice and was still offering a credit toward the first year of HOA dues. Two years ago that same unit had competing offers in a weekend. Ten to seventeen months of inventory buys you exactly that: time, leverage, and a seller who returns your calls.

Here's where I put on my second hat, because I'm licensed on both sides of this. Buying well in this window can turn a condo into a legacy asset — but only if the purchase is protected. That means an HO-6 policy that actually covers your interior build-out and loss-assessment exposure, flood coverage where the building's master policy leaves gaps, umbrella liability if you're renting it out, and life insurance sized so that if something happens to you, your family keeps the property instead of dumping it into whatever market exists that year.

I've watched families buy brilliantly and lose it anyway, because the plan ended at the closing table. The transaction is the start of the work, not the finish line. Get the building right, get the price right, and then protect what you bought.
