Miami $10M+ Homes Up 31%, Condos Down: Where Buyers Have Leverage

Agu Ukaogo October 29, 2026 5 min read

A client called me this week and said, "Agu, everybody's telling me luxury is on fire. Why does my condo search feel so quiet?" He's not imagining it. The newest ultra-luxury numbers show two different markets sitting side by side, and the one you're shopping in decides how you should negotiate.

I grew up in Omaha, built a life in L.A., and landed in South Florida, so I've learned to read a market by what people do, not what the headlines shout. Here's what the Q3 closings say.

What Miami's $10M+ Closings Actually Show

Manhattan Miami published its Q3 2026 ultra-luxury report on October 17, using MIAMI REALTORS Matrix data on completed Miami-Dade closings of $10 million or more between July 1 and September 30. Here's the split:

$10M+ Miami-Dade, Q3Q3 2025Q3 2026
House closings2938 (+31%)
House sales volume$544.4M$823.4M
Condo closings1715
Condo sales volume$277.5M$265.3M (-4.4%)
Condo median price$14.765M$17M
Condo median days on market13593

Houses are heating up. Condos at this level are a small, concentrated group: the 15 closings spanned 11 buildings, and five of them were at The Surf Club, including a $30.25 million sale. That's not a broad condo market. That's a handful of trophy buildings.

My Read

Demand at the very top is real, but it's flowing to houses and a few branded towers. Everywhere else, buyers still set the pace.

Where Buyers Have Leverage Right Now

If you want a $10M-plus house, expect competition. Fewer days to think, and sellers who've watched neighbors trade. Come with proof of funds, a clear walk-away number, and your inspections lined up. I cover how cash changes the conversation in my offer strategy for million-dollar cash buyers.

If you want a condo, the picture flips. Median days on market for those $10M+ closings dropped from 135 to 93, but that's still three months. Three months is time to negotiate terms, closing dates and credits. And below that ultra tier, South Florida condo supply keeps giving buyers room. I break down how to use it in the Miami condo buyer's market playbook and where it's heading in the South Florida condo market turnaround.

The new-construction wrinkle

Many of the most talked-about projects, including Aman Miami Beach, Six Fisher Island and the St. Regis residences, deliver between 2027 and 2030. They don't show up in closing data yet. Buying pre-construction means you're betting on the future, so I run the same exit-strategy test I use on resales. I explain it in pre-construction vs. resale condos.

Why Demand Keeps Showing Up

People and companies keep choosing South Florida. That's the engine under the luxury numbers, and I walk through it in why corporate relocations keep driving luxury demand. This month there was even more fuel: Carnegie Mellon announced a planned Miami campus on September 30, backed by a reported $3 billion gift from Ken Griffin, with construction planned for 2027. It's a long-term demand story, not a Q3 driver, but it tells you where smart money sees the next decade.

For the bigger picture, my second-half luxury forecast and my take on whether the ultra-luxury run is a bubble or a buying window pair well with this data.

What the Price Jump Does and Doesn't Mean

The condo median climbed from $14.765 million to $17 million, and price per square foot went from $3,288 to $3,950. Don't read that as every condo getting pricier. With only 15 closings, a few top-tier sales move the median a long way. I tell clients to treat these numbers as a snapshot of the trophy tier, not a price tag for the building down the street.

Here's what I do with it. When a buyer tells me a unit is "overpriced," I pull the comps in that exact building, not the headline. A $4,000-per-foot tower and a resale from 2015 can sit a mile apart and trade like different planets. The data tells you where the heat is. The building tells you what to pay.

My Playbook for Luxury Buyers Right Now

  1. Decide house or condo first. The negotiating style is different. Don't shop both with one strategy.
  2. Know your liquidity. Protect cash for reserves, assessments and insurance deductibles before you commit it to the down payment.
  3. Price the protection. Wind, flood and umbrella coverage change the real cost at this level. I get quotes before offers.
  4. Read the building. Reserves, pending assessments and master insurance beat finishes every time.
  5. Negotiate terms, not just price. Closing dates, credits and furnishings are real money.

That's buy the home, protect the family, build the legacy, in that order, with the protection priced before closing. The client who called me? We're skipping the bidding war and going after two condos where the days on market give him room.

Frequently Asked Questions

Are Miami ultra-luxury house sales rising or falling?

According to Manhattan Miami's Q3 2026 report (MIAMI REALTORS Matrix data, closings of $10M+ in Miami-Dade), house closings rose from 29 to 38, up 31%, and house sales volume climbed from $544.4M to $823.4M. Condo closings at that level slipped from 17 to 15.

Do buyers have leverage in Miami's $10M+ condo market?

The pool is small and concentrated, so I never promise a blanket discount. But median days on market for $10M+ condo closings fell from 135 to 93, which still means buyers had time to negotiate terms, credits and closing dates on the right units.

Should I buy a Miami house or condo at the high end?

It depends on how you live. Houses are where competition is heating up, so come with proof of funds and decisiveness. Condos give you lock-and-leave convenience, but the building's reserves, assessments and insurance matter more than the finishes.
