Moving From Tennessee to Miami: Condo Buyer Playbook

Agu Ukaogo November 1, 2026 6 min read

A Nashville couple told me last month, "We keep hearing Miami is where it's happening. Is it worth leaving a city we love?" I asked what they wanted that Nashville couldn't give them. They said the water, the international energy and the feeling of being in the middle of something bigger. That's a real reason to move. A tax break isn't one, because Tennessee already has none on wages.

I've traded cities more than once, from Omaha to Atlanta to Los Angeles and now South Florida, so I know a move is as much about the life you want as the address. Here's how I walk Tennessee buyers through a Miami purchase before we tour a single building.

You're Not Moving for a Tax Win

Florida and Tennessee both skip state income tax on wages. So if someone tells you Miami will lower your tax bill, ask them to show the math. Your real tradeoffs are insurance, condo dues, flood exposure and what a square foot costs on the coast. Confirm the details with your CPA, then decide whether the lifestyle is worth the monthly number.

What I Tell Every Tennessee Buyer

Your Nashville equity may be strong, but Miami charges more to carry a home. Price insurance and dues first, then decide how much equity goes into the down payment.

Storm Season Changes the Math

Tennessee buyers know severe weather, but hurricane season is a different animal. Wind coverage, flood zone and building age drive what you pay, and I've watched buyers fall for a unit and then watch the insurance quote rewrite the budget. I cover the flood side in flood insurance for South Florida homeowners.

That's why I hold both a real estate license and an insurance license. Buy the home. Protect the family. Build the legacy. The protection piece gets priced before you write an offer, not after closing.

Questions I ask every Tennessee buyer

Condos Are Where You Have Leverage

Plenty of Nashville buyers start out wanting a house. Then they price the insurance and upkeep and take a harder look at condos. Condo supply across South Florida has given buyers room on price, credits and closing dates in many buildings. I lay out how to use it in the Miami condo buyer's market playbook, and where things are heading in the South Florida condo market turnaround.

A condo is a building before it's a unit. Reserves, pending assessments, rental rules and master insurance renewals matter more than finishes. I walk through what to review in the condo documents to check before you make an offer, and what dues really cover in my condo HOA fees guide.

Cash From Your Equity: Use It on Purpose

Strong Nashville equity can make you a powerful buyer. Cash can win a negotiation, but draining all your liquidity for a condo is a mistake I see too often. I break down the tradeoff in paying cash vs. financing while protecting your liquidity.

Sell First or Buy First?

If you sell first, you arrive with cash and a cleaner offer. If you buy first, you may carry two homes for a stretch. I explain the timing in sell first or buy first when relocating to a Miami condo. Not ready to commit? Read rent first or buy.

The Companies Are Following the Talent

Employers keep expanding in South Florida, and that brings executives, advisors and families who need homes. That demand is part of why good buildings hold up. I covered the wave in why corporate relocations keep driving luxury demand. Coming from the Southeast? See moving from Atlanta to Miami too.

My Playbook for Moving From Tennessee to Miami

  1. Visit in August, not February. See the heat and the storm-season reality first.
  2. Get insurance quotes before offers. Wind, flood and condo coverage change the real price.
  3. Don't count on a tax win. Both states skip wage income tax, so run the all-in monthly cost.
  4. Pick the building before the unit. Check reserves, assessments and flood history.
  5. Negotiate beyond price. Credits, repairs and closing dates are easier wins when supply is deep.

The Nashville couple closed on a condo in a building we vetted together, with insurance priced before they signed. They told me the first thing they did was walk down to the water and just stand there.

Frequently Asked Questions

Is moving from Tennessee to Miami worth it financially?

Not on taxes. Tennessee has no state income tax on wages, so Florida doesn't give you a tax win. Miami costs more in homeowners insurance, flood coverage and condo dues, so I compare the full monthly cost before anything else.

Should I buy a Miami condo or a house coming from Nashville?

Many Nashville buyers expect a house and end up in a condo once they price insurance and upkeep. Condo supply has given buyers leverage in many buildings. The building's reserves, assessments and master policy matter more than the unit.

How should I time selling my Tennessee home and buying in Miami?

Selling first gives you certainty and cash for a stronger offer. Buying first can mean carrying two homes. Many of my clients sell first and rent a season in Miami while they choose the right building.
