Buying a Miami Condo From Out of State: 7 Steps

I'm Agu Ukaogo. I've moved to a new city with a suitcase and a plan more than once, from Omaha to New York and Atlanta, then Los Angeles, then South Florida. I know what it feels like to commit to a place you haven't fully learned yet.

The call usually comes on a Sunday night. "Agu, we're moving to Miami. We can't fly down every other weekend. Can we really buy a condo from here?" Yes, you can. I've helped buyers do it from California, New York, and Chicago. But the ones who get hurt are the ones who treat it like ordering something online.

Out-of-state buyers hold an advantage most of them don't realize. Condo supply across South Florida has stayed elevated, and I've been telling clients for months that this is a market where the buyer can slow down, ask hard questions, and negotiate. My 7-Step Remote Buying Playbook

1. Pick the neighborhood before you pick the unit

Brickell, Edgewater, Sunny Isles, Coral Gables, and Fort Lauderdale each live differently. Commute, noise, walkability, and building age matter more than a pretty listing photo. 2. Get your financing lined up before you tour

Not every condo qualifies for every loan. Lenders look hard at the building itself, which I covered in my post on Fannie Mae condo rules for Miami buyers. If you plan to pay cash, read cash vs. financing on a Miami condo first. Cash gives you negotiating power, but it shouldn't drain every dollar you have.

3. Tour live on video, with me walking the building

A staged video from a listing agent is a commercial. When I tour for a client, I show the hallways, the garage, the elevators, the trash rooms, the pool deck, and the view from the unit at the hour you'd actually be home. I open cabinets. I run water. I'll show you what the photos left out.

4. Read the condo documents like they're your contract (they are)

This is the step out-of-state buyers skip and local buyers regret skipping. Look at the budget, reserves, pending litigation, special assessments, and the insurance on the master policy. After Surfside, Florida's condo rules changed, and the building's reserves and inspection status are now central to what you're buying. If I can't get straight answers about the building's finances before your inspection period ends, that's your answer.

5. Hire your own inspector and use your inspection window

Don't rely on the seller's reports. Hire an inspector who knows South Florida condos: A/C systems, balcony and window condition, water intrusion, and the unit's electrical. Because you're not here to eyeball it, the inspection is your eyes.

6. Structure the offer to protect your deposit

Your deposit is at risk if you miss a deadline. We build the contract with the inspection period, the condo-document review period, and financing contingencies written clearly, and I calendar every date for you. 7. Plan the closing from a distance

Many buyers close with a mobile notary or a remote closing. Pause on one thing: wire fraud. Never send funds based on an emailed instruction without calling the title company on a number you verified yourself. Yes. Many out-of-state buyers close with a live video tour, a local agent walking the building, and an independent inspection. I still tell clients to see the building, the garage, and the street at night at least once if they can, but a disciplined remote process works when the due diligence is thorough.
